Welcome to Lakes of the North

Lakes of the North is one of Michigan’s largest private residential associations, spanning more than 10,000 acres across Antrim and Otsego Counties. With over 8,000 individually owned lots surrounded by forests, trails, and inland lakes, the community captures the natural beauty and outdoor lifestyle of Northern Michigan—just southwest of Gaylord.

The Association operates as an Annual Assessment Property Owners Association, with all owners sharing equally in maintaining the community and its amenities. Current annual assessments are $380 for a primary lot and $214 for qualifying secondary lots, regardless of lot development or amenity use.

Members enjoy four-season recreation, including an 18-hole golf course, airport, restaurant and tavern, indoor pool and fitness facilities, private beaches, sports courts, winter recreation areas, and year-round access to extensive trail systems. Despite its size and amenities, Lakes of the North remains one of Michigan’s most affordable associations, offering exceptional value in a scenic location near Boyne Mountain, Shanty Creek, Torch Lake, and Lake Michigan.

Rules and By-Laws

Living in our association has so much to offer, but it might not be the perfect fit for everyone! While we truly cherish our vibrant community and everything it provides, to ensure you make the best decision for your lifestyle, we invite you to explore the Restrictive Covenants, check out our FAQs page, and reach out to the Management office with any questions you may have.

Welcome to our Association! If you are considering purchasing property here, we are excited to have you. Before proceeding, please take a moment to review and confirm that you agree to abide by the Restrictive Covenants and the Member Amended By-Laws linked above.

As a prospective buyer, it’s important to conduct thorough research on the property you are interested in. Be sure to verify that the lots you intend to buy are free from any outstanding association dues, delinquent taxes, or liens that could affect your ownership.

Keep in mind that if you purchase a lot with a lien, you may inherit existing debts and legal fees, which could potentially lead to foreclosure. To safeguard your investment, we highly recommend conducting a title search.

Once you've completed your purchase, we kindly ask that new owners submit a copy of their recorded deed to the association and fill out the New Owner Registration form provided above. We cannot update our ownership records without receiving the recorded deed, so please remember to email it to [email protected], or you can bring a copy directly to the management office.

If you acquired a lot from the county tax auction, please note that neither Otsego County nor Antrim County will notify us of your purchase or provide a copy of the deed. As a new member of our community, it is essential that you provide the association with your recorded deed.

We’re excited to welcome you to our community and look forward to having you as part of our association! If you have any questions, please don’t hesitate to reach out.
